Kitty Hawk

The town of Kitty Hawk is very well known for being the place the Wright Brothers took their first flight, but this flight actually happened and is memorialized in Kill Devil Hills. Most travelers to the Outer Banks cross the bridge and land at Kitty Hawk before dispersing throughout island. In this town you will find significantly more shopping and restaurants as the land size is wider and more residential than other areas in the OBX. There is an elementary school in the town as well as several churches, parks, and a golf course.

The locations in Kitty Hawk can be divided into three sections:

  • West side- west of Highway 158

  • Ocean-front- east of the beach road (route 12)

  • Between the Highways- east of Highway 158 but west of the beach road

    Investment in Kitty Hawk

    Kitty Hawk is a large town that has a prevalent residential population, but is also very desirable for vacationers. Many shops, restaurants, and attractions, along with its proximity to the bridge entering and exiting the OBX helps boost the allure of Kitty Hawk compared to other towns in the Outer Banks. As a common theme throughout Kitty Hawk, Kill Devil Hills, and Nags Head, properties on the west side of Highway 158 have a significant drop off in rental income when compared to properties on the east side. The west side is where most of the locals live, and vacationers typically do not want to cross the Highway to walk to the beach. Properties on the East side of Kitty Hawk are often 4+ bedrooms, and are being found with 8%-10% ROI. They have a longer in-season compared with northern towns, and it ranges from April-October because less things close down in the off season here. Investing on the west side in Kitty Hawk is difficult due to competition with year-around residents and the ROI can plummet to 5%.
