Southern Shores

Southern Shores is a small coastal town that is very residential. Miles and miles of canals are located throughout Southern Shores and the 4 square mile town is virtually all residential. When coming to the Outer Banks from the Wright Memorial Bridge you will come to a light that allows you to go right, down to Kitty Hawk and Nags Head, or left, to the Northern Outer Banks. Southern Shores is the first area you will pass on your way North. There is a small sliver of land that is on the ocean-side of the highway, and the majority of Southern Shores is on the sound-side.

Residents and guests in Southern Shores enjoy the wooded family-friendly neighborhoods that offer proximity to the beaches and many sound-side parks throughout. There are several public access parking lots for beaches, but you need to hang the SSCA tag in your vehicle to park here. It is very easy to obtain as an owner or renter, and it keeps the beaches from being crowded like in other towns. Golf carts and bikes are a common sight throughout Southern Shores as a means to get to and from the beach and around the many side streets.

Investment in Southern Shores

Just like any other Outer Banks town, Southern Shores is divided by the highway to have the ocean-side properties and the west-side properties. However, unlike other towns, there is a very pronounced boundary with ocean-side being almost all rental properties and west-side being residential. Southern Shores is a very desirable place to live for locals and the price for west-side homes will outweigh what the financial return of an investment would be there. On the ocean-side though, the cost of properties in relation to their return is significantly better and makes Southern Shores a great town for investment. The only obstacle in this town is extremely low ocean-side inventory!
