Kill Devil Hills

The town of Kill Devil Hills in the Outer Banks is one of the most active year-around communities on the entire island. Generally speaking, it is the most centrally located town- between Nags Head and Kitty Hawk, and is one of the widest areas here. The First Flight schools are all here as well as the Wright Memorial, Nags Head Woods Preserve, and a ton of shopping and restaurants. It is very hustle bustle for a small town! There is an abundance of beach access parking lots to accommodate everyone during the summer, and many restaurants and shops are located right on the beach road!

The locations in Kill Devil Hills can be divided into sections:

  • West side- west of Highway 158

  • Ocean-front- east of the beach road (route 12)

  • Between the Highways- east of Highway 158 but west of the beach road

  • Colington- an island to the west of town surrounded by the Albemarle Sound

Investment in Kill Devil Hills

Properties in Kill Devil Hills are plentiful and diverse. The year around residents often live on the West side of Highway 158 and in Colington. There is consistent inventory of properties in Kill Devil Hills, which makes the cost more reasonable, but in Kill Devil Hills specifically, there are many 3 bedroom “beach boxes.” These are great options for families, and can be a good investment, but typically only yield about 7%-9% ROI. Being on the East side of the Highway helps, along with renovations and even a pool, but finding a 4+ bedroom is your quickest way to increase returns in Kill Devil Hills.
