Nags Head
One of the most renown towns in the Outer Banks, Nags Head has a lot going for it. Bodie Lighthouse, Jockeys Ridge State Park, the event center, Jennette’s Pier, and an abundance of activities and restaurants can all be found in Nags Head. A great combination of year-around residents and vacationers alike make this a great classic beach town. The fishing on the ocean and sound are unparalleled and call thousands of fishermen from around the country each and every season. The surfing is also legendary and Nags Head hosts surfing competitions every year for athletes around the world.
The locations in Nags Head can be divided into sections:
West side- west of Highway 158
Ocean-front- east of the beach road (route 12)
Between the Highways- east of Highway 158 but west of the beach road
South Nags Head- South of when Highway 158 veers West toward Manteo Island
Investments in Nags Head, NC
Nags Head is an amazing place to live, and the competition for housing reflects that. Properties on the West side of Highway 158 are often primary residences as well as second-homes. Nags Head, however, is one of the few places in the OBX where a west-side home can still have a decent ROI because of the demand of vacationers. Most investments still occur to the East of Highway 158, and often have an 8%-10% return. The interesting location for investments in Nags Head is South Nags Head. There are hardly any full-time residents in this location, and housing costs are significantly less but maintain high levels of rental income. Most Nags Head deals can be found in South Nags Head and it is not uncommon to see houses with 10%-12% ROI. As always though, inventory continues to be the limiting factor.
